Q. Why sell my home For Sale By Owner?

A. That’s a good question. There is an even better answer. You can save “thousands” selling your home for sale by owner and you keep your hard earned equity in your pocket instead of paying 6% of your property selling price over to a real estate agent. You also control the times of viewings and open houses instead of holding them at your agent’s schedule. Finally, you get to negotiate and communicate directly with the buyer, thus reducing the risk of agent miscommunication.


Q. How long does my property stay listed?

A. Your property stays listed until sold.


Q. Does your marketing program require a lot of work or study?

A. No, you will sell your house with less work, stress and frustration; you will have a step-by-step guide to follow from the beginning to end, and at any time you a have question, we are just a phone call away. Selling a home is work – whether you use us or an agent, you still have to fix-up and clean the house; you still have to remove clutter and perhaps stage the home to showcase its features. These are needed steps no matter how you sell. However, taking calls and emails, showing the house and negotiating the final sale is work you will do for yourself in order to “Save Thousands”.


Q. Are you the same as a real estate agent?

A. No. PropertyPlace is not a real estate company or broker.  We are a marketing company that offers the same marketing tools required to sell your property without charging you any commission. PropertyPlace neither represents the buyer nor the seller, we only provide you with many marketing tools and useful tips that will connect the buyer to the seller.


Q. How much commission do you charge?

A. None, PropertyPlace is a marketing company, which markets your property like a real estate company without charging the homeowners any commission. Q. I want to list with PropertyPlace, now what?

A. Once we have made contact and met, we then take up to 10 pictures of your property and gather property information, followed by reviewing and answering any questions you may have on the marketing materials presented to you. The property “For Sale By Owner “ sign is installed, along with the direction arrows. Within 24 hours your property is online.


Q. Will I need a lawyer?

A. We recommend that you use a local lawyer or a notary to help with the final sales documents and registration. However many people use Purchase Offer forms and you will find them at our website [Insert links to Contracts and Forms page].


Q. Can someone buy my house with no money down?

A. Yes, your home may be eligible for a buyer to purchase with no money down, making your house more attractive to first time buyers. We also have mortgage brokers ready to assist you or your buyer.


Q. What happens if I decide to take my property off the market or list with a real estate company, is there a penalty?

A. No, if you decide to take your property off the market or list with a real estate company for any reason there will be no additional fees to pay or penalties.


Q. How does your money back guarantee work?

A. If for any reason you later want to list your property with a real estate company, simply contact our office and The Home Trader will make available to you a real estate agent which at the time when your property becomes sold they will deduct from the commission charge the fee that you paid in full to The Home Trader.


Q. How long have you been in Business & where is your head office located?

A. PropertyPlace was established in March 2001 under the name “Home Trader” with its corporate office being located in Moncton, NB Canada. We have now moved to Vancouver, British Columbia.


Q. Will someone take photos and help me with the listing description

Yes we will if PropertyPlace has a local licensee operating in your area. At the Sellers page [Insert link to Seller’s Landing page], you will enter your postal code. If we have a licensee serving that area, you will see our full service package options. You can ask for our representative to contact you. In all others areas we offer Self Service options. Q. When is payment due?

Payment is due upon the first appointment with our representative or when you purchase the Self Service package. All of our work is done upfront and so payment is taken upfront. Your advertising is then good until your home sells. But remember, any home that takes a year to sell is simply priced too high.

Q. Will my email address remain private after I place it on your site?

Yes, your email address will remain private. It is not displayed on our site. Potential buyers can send you emails only via our site. However after you respond to an individual, that person will have your email address for future correspondence. We do not use customer email addresses for any reason other than to communicate details regarding payment, customer service or special offers. Also, we do not sell our customers’ email addresses to direct marketers like many of our competitors. If you believe you have received unsolicited email in response to your ad, please report it immediately to [Insert link to Privacy Policy page].

Q. I have never sold a home before. Will you give me training?

Yes we will and we do this in several ways. First, every customer gets a  manual on how to “Sell it yourself ….Save Thousands.”.  Secondly, our website is rich with Helpful Tips [ Insert link} on preparing the home for sale, showing it and negotiating. We have also reviewed useful books and videos [ Insert link to Resources Landing Page], which you can buy to help you further. If you are in an area where we have representatives and buy the full package, we will give you a training session on how to prepare; how to show your home, how to deal with agents and what to do when offers come in.

Q. How do I set my asking price? Does PropertyPlace offer evaluations?

There are several ways. Setting a reasonable asking price is a key part of success. If it is overpriced, it won’t sell – not on PropertyPlace and not on MLS. We aren’t appraisers. Are you? You may have a fair idea of your home’s value and comparables in the neigbourhood. However, this is one time when you should get knowledgeable local advice. You know what they say about someone acting as their own lawyer.

You can ask several local real estate agents to offer free Market Evaluations. This is not an “appraisal”. Rarely is any agent also a licensed appraiser. Banks do not recognize an agent’s “evaluation.”

We recommend you pay a few hundred dollars and get a local professional appraiser. They are independent and professional. Having your own appraisal can not only set a price that will get your home sold at normal speed, but can be a very useful tool in the negotiations with a buyer. Q. Do I have to sign any contracts with PropertyPlace?

No. There are no contracts to sign. Simply choose the package you would like, fill out the secure payment form and you are done. Your listing will be posted in approximately 24 hours. It’s that easy and very convenient.

Q. Can I change my listing at a later date?

Of course. We do not charge you to change the description or price of your listing. We will even advertise that your price has been reduced!

Q. Can I upgrade my PropertyPlace package at a later date?

Yes. You can upgrade you package at any time to include more images or other options by contacting us or your local representative.

Q. We’ve sold our home. Do you need to know?

Yes, Please tell us. We will edit your listing to display a sold sign until your closing date. After the closing date we will remove your listing from our database. If the sale does not close on the closing date, you can contact us within 10 business days and we will reactivate your listing free of charge.
